What is the difference between Foreclosure and Short Sale properties?

Foreclosure (REO) Properties – Bank Owned Properties  

Foreclosure (REO) properties are properties that have gone through the entire foreclosure process and the bank is the Seller and decision maker.

This action should have cleared all liens that were junior to the first mortgage (second mortgages, equity lines, judgments, etc). That should make it easier to purchase.

These are properties that the bank is the Seller and Decision Maker and are usually easier to purchase. Foreclosure properties are usually sold “As Is” (No warranties except a marketable title).

Short Sales

Short Sales REQUIRE 3rd PARTY APPROVAL!!!

These properties are in the beginning stages of the foreclosure process.

The best definition is that the listing price is LESS than the amount owed on it.

The Bank may or may not have already started foreclosure procedures but the properties will require BOTH Owner Approval & Lender Approval of Selling Price.
